Renting on Sint Eustatius: a market of 3,200 people, a Rent Tribunal since 2026 and the $ 800 threshold

Renting on Sint Eustatius is allowed without restriction, but the supply is small and the waiting list for social housing long. Since 31 January 2026 the Caribbean Netherlands Rental Housing Market Measures Act applies on Statia too: up to a rent of $ 800 a month the Rent Tribunal tests the price against the island's points system, above it the market rules. And the trap comes before the contract: without proof of housing the IND application does not start.

Yes, as a Dutch citizen you rent on Sint Eustatius without a permit or restriction. What it costs is decided by a market of some 3,200 people: the Statia Housing Foundation counts 168 families on its urgency list, and the Public Entity itself writes that high housing costs and limited availability make it hard for many families to find a stable home. The trap comes before you sign: housing is an admission requirement, the IND asks for proof of housing with the declaration by operation of law, and without an address the chain of admission and registration does not get going.

How small is the market really?

Smaller than on Bonaire, and that is not a nuance but the main point. The social landlord manages just over 110 homes on the whole island and has renovated 54 so far; the national government gave an interest-free loan for 36 new social rental homes and the agreement with the ministry aims at more than fifty social rental homes by 2030. For a newcomer that means: social housing is not an option, the private market is small, and whoever has arranged nothing before leaving lands without the paper the IND asks for. Start the search before you leave, and count on a contract in dollars.

What does the Rent Tribunal do for you?

The island has had its own Rent Tribunal and Rent Price Ordinance since 2022, amended on 16 May 2024, and since the end of January 2026 also the act that gives the tribunal its powers; a session chair of the Dutch Rent Tribunal chairs the Statia tribunal. The yardstick is the housing valuation system: 0.7 points per square metre of living space, 10 to 30 points for the neighbourhood, 5 points for an apartment and 15 for a terraced or detached house. The maximum rent is that valuation times $ 7, indexed annually with inflation on Statia. A house of 80 square metres in a neighbourhood with code 3 thus comes to 56 plus 20 plus 15, or 91, and so to a maximum of $ 637 a month.

Two things to know. First, all of this applies only below the $ 800 threshold: above it you depend on what you agree with the landlord. Second, a clock is running: you submit the request to test the initial rent of a new contract within six months of the start date. If the home has defects from the defects scheme, from an unsafe electrical installation to leakage through the outer shell, the tribunal can set 80, 85 or 90 percent of the agreed amount as a reasonable rent.

Is there rent support for newcomers?

Not for you. The housing allowance pilot that the Public Entity, the Ministry of the Interior and the Statia Housing Foundation extended on 1 June 2026 for three years is meant for lower-income households that cannot get into social housing and therefore have to rent privately; in the first phase it concerns at most a hundred households, and in 2025 44 private tenants received an average discount of $ 300 a month. Only sign when the contract can serve at the IND. A rental contract in your name is the proof of housing the declaration by operation of law requires. A holiday apartment in an acquaintance's name or a verbal agreement is not, and without that paper your application at Cottageroad is not processed.

What do you arrange around the contract?

Three practical things. Electricity and water come from one company, STUCO, which asks a deposit for an existing meter of $ 112.36 for a single-phase connection and $ 100 for water, and wants to see a valid identity document and the signature of the owner of the property; so agree with the landlord who puts the connection in their name. Internet comes from Eutel, the island's telecom company, from $ 87 a month. And report a move within the island within five days, in writing, to the Census Office, so that your registration, your health insurance and your ID card carry the right address.
