What does emigrating to Scotland cost?

Answer a few short questions and you have an honest range for your situation. For every item it says whether it's a checked rate or an estimate. The big item isn't the move, but the health surcharge (IHS): £1,035 per adult per year and £776 per child, paid up front with the visa. On top of that come the fee per person, the language test and the deposit for your rented home, in Scotland at most two months' rent.

A rough indication for your situation

A few short questions, and you get a range instead of an amount. That's deliberate: an exact figure would suggest a precision nobody has.

Who's coming along?
Are you taking your household contents?
Is a pet coming along?
Are you taking your car?

Count on a total of

€ 4.300 – € 21.600

Where does that difference come from?

  • Immigration Health Surcharge€ 0 – € 6.400
  • The first months€ 3.000 – € 8.000

Below you'll find per item where the upper and the lower limit come from.

Aanvraag en papieren

  • Visa fees per person€ 350 – € 2.600
  • Immigration Health Surcharge€ 0 – € 6.400
  • Faster decision (priority service), if you want it€ 0 – € 650
  • English language test (SELT)€ 0 – € 500
  • Certificates, apostilles and translations(estimate)€ 0 – € 100

De verhuizing

  • Travel and crossing(estimate)€ 150 – € 600

The shortest sea route towards Scotland is the DFDS overnight ferry from IJmuiden to Newcastle, about 16 hours and 45 minutes. DFDS gives a from-price of € 87 per person for a single trip, based on four people in an inside cabin with a car. That price moves with demand. From Newcastle you drive on by road to Scotland. If you fly, you pay per seat plus luggage.

De eerste maanden

  • The first months(estimate)€ 3.000 – € 8.000

The rent decides this amount, and it differs greatly between the big cities and the countryside. In Scotland the deposit may be at most two months' rent. The landlord places it within 30 working days of the start of the tenancy in one of the three approved deposit schemes, the Scottish deposit funds. Other charges for starting a tenancy are banned, such as key money, administration fees and a credit check. Count on the deposit plus the first month in advance, temporary accommodation until the home is there, and living costs until the first British salary comes in.

  • Council tax, the first year€ 800 – € 2.900

Deliberately no amount here

  • The endorsement for your own business (Innovator Founder)

There is deliberately no amount in the band here, because this item only applies if you come with your own business. For the Innovator Founder visa you need an endorsement: approval of your business plan by an approved endorsing body. It costs £1,000. If you get the visa, you pay £500 for each follow-up meeting with that body, and there are at least two. You pay these amounts directly to the endorsing body. With Global Talent the assessment is already in the fee of £766 (£561 for the endorsement and £205 for the visa).

And if you buy a house?

This calculation assumes renting: the first months include deposit and rent in advance.

If you buy, count on 1 to 5% of the purchase price on top of this amount. On a home of € 250,000 that's € 2.500 to € 12.500.

In Scotland the transfer tax is called LBTT (Land and Buildings Transaction Tax). You pay it to Revenue Scotland, not to HMRC; English stamp duty does not apply here. It rises in bands: nothing up to 145,000 pounds, 2% up to 250,000, 5% up to 325,000, 10% up to 750,000 and 12% above that. On a home of 300,000 pounds that comes to 4,600 pounds, roughly 1.5%. If you own another home, also in the Netherlands, the Additional Dwelling Supplement is added: 8% of the whole purchase price. It applies if you own a home anywhere in the world. If you sell your previous main residence within 36 months, you may be able to reclaim the supplement; ask your solicitor whether that applies to you. If you are buying for the first time and have never owned a home anywhere in the world, first-time buyer relief applies: nothing up to 175,000 pounds, a saving of at most 600 pounds. The seller must already have the Home Report, with the valuation, once the house is on the market; for a copy they may charge you no more than the reasonable cost. The purchase goes through a solicitor, the lawyer who makes the offer and concludes the missives (the contract in the form of letters). On top come their fee and registration with Registers of Scotland. Ask for those amounts in advance.
