What does emigrating to Bulgaria cost?
A few short questions, and you have an honest range for your situation — with for every item whether it's a checked rate or an estimate. On the paper side this is a cheap route: the residence certificate costs 3.58 euros, the driving licence stays valid, the registration of the car 17.90 euros. The money sits in the distance — a good two thousand kilometres — in the environmental fee on an older car, and with a purchased home in the municipal transfer tax. Since 2026 Bulgaria counts in euros, so the exchange rate has disappeared from the budget.

Deposit and first rent, furnishing what didn't come along, and the months in which you're still running double. Sofia rents at the level of a mid-sized Dutch city; the coast out of season and the countryside sit far below that. Count the winter in: heating an old village house inland is a real item.

And if you buy a house?
This calculation assumes renting: the first months include deposit and rent in advance.
If you buy, count on 4 to 7% of the purchase price on top of this amount. On a home of € 250,000 that's € 10.000 to € 17.500.
On purchase the municipality charges a transfer tax it sets itself, between a tenth and three percent of the purchase price or the tax value if that is higher; Sofia is at three percent and the coastal cities just below it. On top come the notary, the entry in the land registry of a tenth of a percent and possibly the estate agent. As an EU citizen you need no permit for a home.
Note: buying isn't simply allowed here
Agricultural land you could only buy until 2024 after five years of living in Bulgaria. The Court of Justice struck out that rule on 18 January 2024, but not every notary applies that yet — ask beforehand, and have the zoning of the plot checked in the land registry before you sign. You're the owner on entry, not on signing.
