    Zo'n 1.400 kilometer naar Zagreb — anderhalve tot twee rijdagen via Duitsland en Oostenrijk of Slovenië, met vignetten en trajecttol onderweg; naar Split komt er ruim 400 kilometer tolweg bij. Sinds Kroatië in Schengen zit is er geen grenscontrole. Reken op één overnachting en de brandstof en tol voor de hele rit.

De eerste maanden

    Reken op een borg van één maand en de eerste maand vooruit. In Zagreb kost een appartement met één slaapkamer in het centrum rond € 775 per maand, in Split rond € 890 — en aan de kust is een jaarcontract schaars omdat de zomer naar toeristische verhuur gaat. Tel de dubbele lasten van de zoekweken mee, de aansluitingen op je eigen naam, en als zelfbetaler bij HZZO de premie van ruwweg € 110-130 per maand — plus, zonder dekkingsverklaring van je Nederlandse verzekeraar, een naheffing van twaalf maanden.

And if you buy a house?

This calculation assumes renting: the first months include deposit and rent in advance.

If you buy, count on 6 to 9% of the purchase price on top of this amount. On a home of € 250,000 that's € 15.000 to € 22.500.

De overdrachtsbelasting is met 3% laag (Zakon o porezu na promet nekretnina, artikel 12), maar de rest telt op: notaris en eigen advocaat samen 1 tot 2%, registratie, en de makelaarscourtage van doorgaans 2 tot 3% plus 25% btw daarover. Bij nieuwbouw van een btw-plichtige verkoper betaal je geen overdrachtsbelasting maar 25% btw in de koopsom. EU-burgers kopen sinds het aflopen van het toetredingsmoratorium onder dezelfde voorwaarden als Kroaten, inclusief landbouwgrond.
