What does emigrating to Finland cost?

Answer four questions and you have an honest range for your situation. For every item you see whether it's a checked rate or an estimate. The paperwork costs almost nothing here. The money is in the ferry across the Baltic, the first months and the car sum you do before the decision.

A rough indication for your situation

A few short questions, and you get a range instead of an amount. That's deliberate: an exact figure would suggest a precision nobody has.

Who's coming along?
Are you taking your household contents?
Is a pet coming along?
Are you taking your car?

Count on a total of

€ 2.600 – € 7.900

Where does that difference come from?

  • The first months€ 2.500 – € 7.000

Below you'll find per item where the upper and the lower limit come from.

Finland lies beyond the Baltic, and that shapes the journey. The direct ferry from Travemünde to Helsinki sails daily and takes well over a day. A car package for two people with an inside cabin costs from about € 595 one way, depending on season. The alternative runs via Sweden, with the overnight ferry from Stockholm to Helsinki or Turku. Those travelling without a car usually fly more cheaply.

De eerste maanden

  • The first months(estimate)€ 2.500 – € 7.000

The rental market is free: there are no queues as in Sweden. The deposit is legally at most three months; one to two is usual. Home contents insurance is almost always compulsory. In Helsinki a private-sector flat costs on average well over € 21 per square metre per month, in cities like Oulu a third less. Add the double costs of the search weeks and the electricity contract you take out yourself. Watch your first payslip too: without a verokortti, the Finnish tax card, 60% is withheld. That money comes back, but not in month one.

And if you buy a house?

This calculation assumes renting: the first months include deposit and rent in advance.

If you buy, count on 2 to 4% of the purchase price on top of this amount. On a home of € 250,000 that's € 5.000 to € 10.000.

The varainsiirtovero, the Finnish transfer tax, depends on what you buy. A flat is usually bought as an asunto-osake: shares in a housing company. On that you pay 1.5%. For a house with land it is 3%. For a flat, your share in the company's debt also counts in the base (the amount you pay tax on). So calculate with the debt-free price. The first-time buyer exemption no longer exists: it applies only to contracts signed before 1 January 2024.
