What does emigrating to England cost?
Answer four questions and you have an honest range for your situation. Every item shows whether it's a checked rate or an estimate. The big item here isn't the move, but the health surcharge (IHS). You pay it per person, per year, and up front.

A rough indication for your situation
A few short questions, and you get a range instead of an amount. That's deliberate: an exact figure would suggest a precision nobody has.
Count on a total of
€ 7.800 – € 14.700
Where does that difference come from?
- The first months€ 3.000 – € 8.000
Below you'll find per item where the upper and the lower limit come from.
- Aanvraag en papieren
- € 4.700 – € 6.300
- De verhuizing
- € 80 – € 400
- De eerste maanden
- € 3.000 – € 8.000
Every item, one by onePer item the amount, the source and whether it's a rate or an estimate
Aanvraag en papieren
- Skilled Worker visa fee€ 900 – € 2.000
- Immigration Health Surcharge€ 3.500 – € 3.700
- Language test (SELT, level B2)€ 300 – € 500
- Certificates, apostilles and translations(estimate)€ 0 – € 100
De verhuizing
- Travel and crossing(estimate)€ 80 – € 400
What you pay depends on how you travel: by car via the ferry or the tunnel, or on a short flight. The Hook of Holland-Harwich ferry starts at around € 107 for a car plus driver. That is a from-price that moves with demand. Overnight sailings and the tunnel cost more. If you fly, you pay per seat plus luggage.
De eerste maanden
- The first months(estimate)€ 3.000 – € 8.000
The rent decides this amount. London rents well above Dutch levels, the rest of England below to comparable. The deposit is legally capped at five weeks' rent. Most extra letting fees are prohibited, and that ban is genuine. Count on deposit plus first month in advance, temporary accommodation until the home is there, and living costs until the first British salary comes in.
And if you buy a house?
This calculation assumes renting: the first months include deposit and rent in advance.
If you buy, count on 3 to 8% of the purchase price on top of this amount. On a home of € 250,000 that's € 7.500 to € 20.000.
Stamp duty is the British transfer tax. It rises in bands: nothing up to 125,000 pounds, 2% up to 250,000, 5% up to 925,000 and more above that. On a home of 400,000 pounds that comes to roughly 2.5%. Important if you have not moved yet: if you buy as a non-resident, 2% is added on top. You can reclaim that amount if you spend 183 days in the United Kingdom within twelve months of the purchase. The claim must then be with HMRC, the British tax authority, within two years of the transaction. Also allow for a solicitor, the lawyer who handles the transfer, at around two thousand pounds.
An order of magnitude based on averages, not a quote. The real amounts depend on your occupation, your route, the season and dozens of choices you still have to make.
