What does emigrating to Cyprus cost?

Answer four questions and you have an honest range for your situation. Every item shows whether it's a checked rate or an estimate. The paperwork costs twenty euros. The money is in the city you choose, the container and the question whether the car has to come to an island that drives on the left.

A rough indication for your situation

A few short questions, and you get a range instead of an amount. That's deliberate: an exact figure would suggest a precision nobody has.

Who's coming along?
Are you taking your household contents?
Is a pet coming along?
Are you taking your car?

Count on a total of

€ 1.900 – € 7.500

Where does that difference come from?

  • The first months€ 1.800 – € 6.500

Below you'll find per item where the upper and the lower limit come from.

Aanvraag en papieren

  • The yellow slip (MEU1)€ 25 – € 50
  • Certificates and any translations(estimate)€ 0 – € 80

De verhuizing

  • Travel(estimate)€ 100 – € 800

For most households this means flight tickets plus some excess baggage. A direct flight to Larnaca or Paphos takes a good five hours. If you insist on coming by car, you drive the length of Europe to Piraeus, the port of Athens, and take the summer ferry to Limassol. It only sails from late May to early September and takes well over thirty hours.

De eerste maanden

  • The first months(estimate)€ 1.800 – € 6.500

The amount depends mainly on the city you choose. One bedroom costs € 1,000 to € 1,800 in Limassol, € 500 to € 1,100 in Larnaca and € 400 to € 550 in Paphos. Count on one month's deposit and the first month in advance. Also add: the double costs of the weeks of searching, the connections in your own name, the air conditioning of the first summer and the water bill, which prices in desalination of seawater.

And if you buy a house?

This calculation assumes renting: the first months include deposit and rent in advance.

If you buy, count on 3 to 5% of the purchase price on top of this amount. On a home of € 250,000 that's € 7.500 to € 12.500.

The transfer costs are mild. The transfer fees, the charge on the transfer, rise progressively from 3% to 8% over bands of the value. If VAT was paid on the purchase (new build), you are fully exempt; otherwise the fees are halved. The stamp duty on contracts was abolished on 1 January 2026. Add a lawyer of your own (± 1%) and registration. The real cost item is a risk, not a rate. Buy with an existing title deed, the proof of ownership. Have the land registry checked for mortgages and deposit the sale contract with the Land Registry within six months. The history of the "trapped buyers", buyers who got stuck without a title deed, is no anecdote here.
