What does emigrating to Belgium cost?
Answer four questions and you have an honest range for your situation. Every item shows whether it's a checked rate or an estimate. The paperwork costs little here. The money is in the rental deposit, the first months and what the car costs per region.

A rough indication for your situation
A few short questions, and you get a range instead of an amount. That's deliberate: an exact figure would suggest a precision nobody has.
Count on a total of
€ 2.000 – € 5.600

Anyone who keeps working in the Netherlands sits at the bottom of this band. The largest item is the rental guarantee, the deposit, of two to three months. It sits in a blocked account: that money is not gone, but it is tied up. Then come the first rent, the fire insurance and family liability insurance, the Flemish care premium, and living until the first Belgian salary. Because of the holiday-pay system, that salary feels tighter in year one than the gross salary promised.
And if you buy a house?
This calculation assumes renting: the first months include deposit and rent in advance.
If you buy, count on 4 to 17% of the purchase price on top of this amount. On a home of € 250,000 that's € 10.000 to € 42.500.
Nowhere in Europe does it hinge so much on one condition. In Flanders you pay 2% registration tax, the Belgian transfer tax, for the only home of your own that you will live in yourself. For everything else it is 12%. Since 1 January 2026 you must establish your main residence there within three years and remain registered there for at least a year without interruption. And at the time of the deed you may not own another home, not in the Netherlands either. In Wallonia you pay 3% on your own home since 2025, and 12.5% otherwise. In Brussels it is 12.5%, with an exemption on the first € 200,000 for the family home. The bottom end is therefore your own home in Flanders or Wallonia, the top end a second residence.
An order of magnitude based on averages, not a quote. The real amounts depend on your occupation, your route, the season and dozens of choices you still have to make.
Rates checked on 22 August 2026.
