Buying a house in Denmark: a cooling-off period exists — but it costs 1 per cent

Denmark regulates the home purchase with three peculiarities you need to know: as an EU citizen you may buy a year-round home without a permit as soon as you really live there (a holiday home not), after the purchase agreement you have six working days' cooling-off but withdrawing costs 1% of the purchase price, and the registration runs entirely digitally via the tinglysning. After that the tax office collects the two property taxes automatically along with your monthly tax.

First the order that is fixed on this site: in your first year you don't buy — you rent, you get to know the neighbourhood, and only then do you decide. In Denmark the law lends a hand: whoever doesn't live there yet often isn't even allowed to buy.

Denmark protects its housing market with an acquisition law of its own. The main rule: whoever has no residence (bopæl) in Denmark and hasn't previously lived there for at least five years needs permission from Civilstyrelsen to buy property. For you as an EU citizen there's an important relaxation: a helårsbolig — a home for year-round occupation where you're actually going to live — you may buy without that permission, with only a declaration to the Tinglysningsret. But mind the limit: that relaxation does not apply to sommerhuse. The Danish holiday home on the coast remains shielded; for that the five-year requirement and the permission procedure apply in full. Whoever dreams of a summer house in the dunes is dreaming of something for after years of Denmark.

The purchase: six working days' cooling-off — with a price tag

The purchase runs via a købsaftale, usually with your own boligadvokat or rådgiver on your side (the reservation of lawyer's approval in the aftale is customary — have it put in). After that Denmark has something almost no country has, in two directions at once: as the buyer of a home you have a statutory fortrydelsesret of six working days — but whoever uses it pays the seller a godtgørelse of 1% of the purchase price. So a cooling-off period exists, but it isn't free (only for a new build bought from the builder does the compensation lapse). Therefore treat the signature as final and the cooling-off period as an emergency brake, not as an extended viewing.

The transfer of ownership itself is refreshingly modern: the skøde is registered entirely digitally via tinglysning.dk — with your MitID — and the tinglysningsafgift is a fixed DKK 1,850 plus 0.6% of the purchase price. If you buy with a mortgage, that pays its own registration afgift.

And afterwards: two taxes that run along by themselves

As an owner you pay two property taxes a year: the grundskyld on the land value and the ejendomsværdiskat on the property value, both calculated on the public valuation minus 20%. Since 2024 you no longer have to do anything for it: both run automatically in your monthly tax via the forskudsopgørelse — though you do have to report a purchase, sale or renovation yourself.
