What does emigrating to Sint Eustatius cost?

Nothing flies direct to Sint Eustatius. You fly one way Amsterdam-Sint Maarten (KLM, a good nine hours) and change there to Winair for F.D. Roosevelt Airport — twenty minutes, with a one-way fare that in the autumn of 2026 hovers between 122 and 192 dollars — or to the Makana Ferry from Philipsburg, 60 dollars one way and about three hours' sailing, not every day. Allow a generous connection: the last Winair of the day doesn't wait for a delayed KLM.

The housing market is a village of 3,300 people: a small supply in dollars, without an estate agents' market, and no published rent level — in 2025 the national government gave households in the private sector a rent reduction averaging 300 dollars a month, which says something about the order of magnitude of the rents. Count on a deposit of one to two months, the connection fees and advance payments of STUCO — electricity costs about 33 dollar cents per kilowatt hour there plus a fixed monthly amount, and the air conditioning is the silent heavy user — plus groceries that, on an island where everything comes by boat via Sint Maarten, sit well above the Dutch level. In the first weeks without a local bank account you pay with your Dutch card, with foreign transaction fees each time.
And if you buy a house?
This calculation assumes renting: the first months include deposit and rent in advance.
If you buy, count on 6 to 8% of the purchase price on top of this amount. On a home of € 250,000 that's € 15.000 to € 20.000.
On an existing home you pay 5% transfer tax, which the notary remits to the Belastingdienst Caribisch Nederland. On top of that come the notary fees and the registration at the Kadaster at Fort Oranje — ask the notary for a quote in advance, because on an island with a handful of transactions a year there is no fixed scale. One point that really makes a difference: no transfer tax is due on movable goods, so it pays to list them separately in the negotiation. And count the hurricane insurance in the monthly costs.
